What are properties near here asking? Tell us where and what, and we will tell you what similar properties near there are currently advertised for. If we do not have enough to be sure, we will say so rather than guess.

It reads the asking prices on listings published on Vallo. It is not what anybody has paid, it is not an opinion on a particular property, and it is not advice. Find it in the dock’s tray, in the menu, or at /price.

Where is it? The state, the local government, the area or estate, and a pin on the map. Drag the pin to the building. We only use this to find nearby properties.

What is it? A flat, a house, a shop or an office; to rent or for sale; the bedrooms and bathrooms; and the size if you know it. If you know it. Leave it blank if you do not, and we will not guess.

Opened from a listing, it arrives filled in from that listing, and you can change anything that is wrong.

• Asking price range. What the comparable properties near the pin are asking.
• What it is based on. How many listings, how far away, and how recently they were published, with the listings themselves beneath.
• How sure we are. Four things decide it and the worst one wins: how many properties we found, how much they disagreed on price, how old their listings are, and how far we had to look. Nobody at Vallo can set it.

Price Check would rather give no figure than a weak one, and it says which of these it has run into:

• We could not place this address on the map. Without a location we cannot find anything to compare it to. There is no address lookup for Nigeria we would trust, so a pin is how we do it.
• We have nothing published near here yet. There is nothing near this spot for us to compare against. We are not going to guess.
• We found only a few properties near here. That is not enough to give a figure we would stand behind. Five is our minimum. Here is what we did find, as nearby listings and not as an estimate.
• The properties near here disagree with each other too much. A useful figure needs them to agree more than this. Here is what they are asking, spread out, so you can see the disagreement yourself.
• The nearest listings are over a year old. Naira prices have moved since. We would rather say nothing than repeat an old figure.
• We work in annual rents. This is a shorter let, and multiplying a monthly rent by twelve assumes twelve months of occupancy nobody promised.
• Everything we hold near here is an example listing. They are there to show how the platform works, not to be priced. We will not build a figure from examples.
• We do not price this kind of property. Land, hotels and restaurants are priced in ways a street of nearby listings cannot answer: land by plot, title and access, and stays and tables by the night and the cover.
